Aside from investments in securities and listed companies, Turquoise is actively pursuing investment in private equity opportunities. There is a widespread network of companies and individuals based in Tehran that generate investment deal flow for Turquoise to invest directly or to introduce to potential investors.

Turquoise has been managing a private equity project in the Tehran property sector since 2007. MAAN Properties was established as a new brand in the Iranian property sector to develop cost-effective and modern housing units to meet the ever-increasing demand generated by the young population of Iran.  MAAN has made its first investment by purchasing a 7,000 square meters plot of land in the west Tehran neighbourhood of Kan.  Kan is a very accessible and fast-growing part of the Tehran metropolitan area with exceptional weather quality. It is fast becoming a destination for young couples purchasing their first home. MAAN has spent a significant amount of time and energy utilising the expertise of domestic and foreign-based engineers and managers to design a modern residential and commercial project. This project, called Kouhsar, has over 21,000 square meters of residential space and 500 square meters of commercial space as well as entertainment, sport and rehabilitation areas. There are a total of 270 residential units in Kouhsar.
